Standard Promotion Terms and Conditions (the “Terms”)
- The tenant must have a valid tenancy agreement of thirty (30) weeks or more (unless stated otherwise) and have paid the rent due under the tenancy agreement, without any outstanding rent or other sums due to us or the landlord to be eligible to receive any incentive or promotion.
- Withdrawal from the tenancy agreement at any point invalidates all promotions and/or offers and any promotional credit paid, or value of goods given, may be recovered either through cash repayment or from the tenant’s deposit.
- For a promotion, offer or other incentive to be valid, the tenant must have complied with all obligations set out in the tenancy agreement or otherwise.
- In order for a promotion, offer or other incentive to be claimed, the relevant, valid, and correct promotional code must be entered by the tenant at the time of booking by either entering the code online or submitting the code to an authorised Homes for Students (“HFS”), Prestige Student Living (“PSL”), EVO Student (“EVO”), Essential Student Living (“ESL”), Urban Student Life (“USL”) and/or UKStudenthouses.com (“UKSH”) employee, who is taking the booking. HFS, PSL, EVO, ESL, USL and UKSH, as well as any other trading name or brand of HFS shall hereby be collectively referred to as HFS. A code submitted after the time of booking will not be valid. HFS accepts no responsibility for codes not received by us.
- If a promotion, offer or other incentive has been claimed and includes the payment of cashback or some other form of financial payment, it is the tenant’s responsibility to ensure the correct payment information is provided to HFS in order for HFS to complete the promotion, offer or other incentive and HFS has no liability for non-payment or non-delivery of any incentive, promotion and/or offer due to incorrect details being provided by the tenant. Any such payments sent to the incorrect bank account will not be recoverable and/or will be subject to a recovery fee.
- HFS will use reasonable endeavours to reach the tenant to request information to allow it to make payment, fulfil the promotion or offer, or apply the discount. If such information is not received, HFS reserves the right to issue an alternative, or withdraw the incentive, promotion and/or offer at its absolute discretion.
- Promotions, offers, or other incentives are non-transferable.
- Goods and vouchers issued by HFS have no value, are non-transferable and cannot be exchanged for cash or anything else.
- The time between correctly accepting any promotion, offer or other incentive and it being credited to your account and/or delivered may vary. HFS shall not be liable for any delays in this regard or for any consequences of any delays, which may occur.
- Promotions, offers and/or incentives cannot be used in conjunction with any other promotion, offer and/or other incentive. Attempting to use multiple promotions, offers and/or incentives can result in all promotions, offers and/or incentives being withdrawn.
- All promotions, offers and/or incentives are subject to availability and HFS has total discretion as to whether to honour a promotion, offer and/or incentive or not.
- HFS reserves the right to amend the Terms, the parameters of any promotion, offer and/or incentive or to discontinue any and all promotions, offers and/or incentives at any time, without notice.
- Claiming any promotion, offer and/or incentive implies acceptance of the Terms.
- Certain promotions, offers and/or incentives are unavailable at certain properties.
- HFS has sole discretion to withhold the payment and/or delivery of any promotion, offer and/or incentive if the Terms have not been complied with, or for any other reason.
Refer A Friend Terms & Conditions
- The cashback value for any valid referral is £300 across all student houses.
- There is no limit to the number of referrals per person, as long as the incentive remains live on the website.
- The student being referred must contact Sales Enquiries (UK Student Houses) to make their booking and quote the full name of the student who referred them at the time of booking.
- Students cannot refer anyone who currently lives in one of our properties.
The cashback promotional incentive is available to students who book a tenancy for the 2026/27 academic year at a UK Student Houses property and meet the conditions set out below. The cashback amount applicable to each location is listed on the relevant city page.
- The incentive consists of a cashback payment per eligible resident, payable via bank transfer to a UK bank account or applied as credit to their rent account.
- The incentive is offered as a one-off promotional reward and is not a contractual entitlement.
- To be eligible for the cashback incentive, the resident must have signed their tenancy agreement, paid their tenancy deposit in full, paid their first month’s rent in full and cleared, moved into the property, and collected their keys. Rebookers will only be eligible to receive cashback provided their account is fully up to date, with no outstanding rent arrears at the time of payment.
- The incentive is subject to availability and allocated at the discretion of UK Student Houses. UK Student Houses reserves the right to withdraw, amend, suspend, or substitute the incentive at any time without prior notice.
- The cashback incentive will only be issued after all eligibility criteria have been met. UK Student Houses allows up to 30 days from the date of key collection for payment to be processed.
- Cashback will be issued via bank transfer or another payment method determined by UK Student Houses. Students may be required to provide valid bank details to facilitate payment.
- This cashback incentive cannot be used in conjunction with any other incentive, promotion, offer, or discount, unless explicitly stated otherwise in writing by a UK Student Houses sales representative.
- All incentives are subject to the use of a valid promotional code where applicable. To qualify for the incentive, the student must enter the relevant promotional code at the time of booking in the section of the application form requesting details of any special requirements or preferences. Promotional codes cannot be applied retrospectively unless explicitly confirmed in writing by a UK Student Houses sales representative.
- UK Student Houses’ decision in respect of all matters relating to the cashback incentive shall be final, and no correspondence will be entered into. Applicants shall be deemed to have accepted these Terms and Conditions upon acceptance of the incentive.
CONDUCTING CHECKS
We may conduct Sanctions, Politically Exposed Persons and other checks on all applicants, tenants, authorised residents, and guarantors.
REBOOKING POLICY
Students who rebook their room are able to have their deposits transferred from one year to the next within the Deposit Protection Service. For more information please contact the Sales Team on +44 (0) 330 828 8062.
REFER A FRIEND T&CS
If you refer a friend to a UK Student Houses property you may receive vouchers, discount, or cashback as specified.
- The refer a friend offer will only be valid on certain properties, as advertised from time to time.
- Students must refer a friend who books at a UK Student Houses property.
- The name of the referring friend must be added in the application at the time of booking and the refer a friend offer cannot be applied retrospectively.
- The referring student must already have an accepted booking or a current tenancy with UK Student Houses.
- Referring students who are in rent arrears or who are in breach of an existing tenancy are not eligible for this refer a friend offer.
- The referring student will only receive the incentive when the referred student has checked in to the property and paid at least the first instalment of rent.
- Excludes bookings made via a nominations agreement, other referral agreement or via an agent.
- If the referred student has already been referred by another person, the first referral is valid.
- There is no limit to the number of students who can be referred, subject to availability, and UK Student Houses reserve the right to withdraw or change this offer at any time without notice.
- We reserve the right to limit, change or suspend this offer to prevent abuse, and if we suspect abuse, we reserve the right to suspend the referring student from the offer.

If you accept an offer of accommodation online, or by signing a Tenancy Agreement, then decide you wish to cancel the contract, there are some circumstances where you can cancel the booking
Cancelling within the Initial Cancellation Period (‘Cooling Off Period’)
You can cancel your tenancy agreement for up to 7 calendar days after the date of the booking, which is known as the Initial Cancellation Period, or ‘Cooling Off Period’.
Providing your booking is cancelled within this Initial Cancellation Period, we will refund your full security deposit.
Please note, refunding the deposit after cancelling the booking may take a number of weeks depending on where it is up to in the process of securing it with the tenancy deposit scheme. If it has already been issued to the tenancy deposit scheme at the point of cancellation, they work to their own timeline and we cannot influence the speed of the refund from them.
Cancelling after the Initial Cancellation Period (‘Cooling Off Period’)
1ST YEAR APPLICANTS AND 1ST YEAR POSTGRADUATE STUDENTS
NO PLACE, NO PAY:
If you are a prospective first year Undergraduate or Postgraduate student and your offer of a place at your preferred University or Higher Education Institution is withdrawn by the University or Higher Education Institution because you do not achieve the required entry grades, you will be eligible to be released from this agreement.
You must provide written evidence from the University that you do not have a place within 3 calendar days of your results being published (and no later than 28th August, whichever date is sooner). We will release you from the contract without penalty and refund the deposit paid.
You may also be eligible to be released from this agreement if you are a prospective first year Undergraduate student and you choose to go to a different university because you have exceeded your expected grades.
To apply to be released from this agreement in the circumstances referred to above, you must:
- send an email from the email account you booked with to [email protected] confirming that you wish to cancel your booking, stating your full name, details of the property booked;
- send the written rejection letter from your chosen university/college or UCAS, a screen shot of your UCAS status which confirms that the required results were not achieved, or a copy of the proof of acceptance of your new university by UCAS adjustment.
These document(s) must be received by us within 3 calendar days (and no later than 28th August, whichever date is sooner) from the date your results are published.
On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your agreement and process the refund of your deposit in full within 30 days.
If you fail to provide the information within 3 days, you will be required to provide 4 weeks’ notice and will remain liable for any rent due during this notice period.
2ND YEAR & SUBSEQUENT YEAR STUDENTS
You can cancel your tenancy agreement for up to 7 calendar days after the date of the booking, which is known as the Initial Cancellation Period, or ‘Cooling Off Period’, by sending an email to [email protected] to your property email address if already in residence.
Providing your booking is cancelled within this Initial Cancellation Period, we will refund your full security deposit.
Please note, refunding the deposit after cancelling the booking may take a number of weeks depending on where it is up to in the process of securing it with the tenancy deposit scheme. If it has already been issued to the tenancy deposit scheme at the point of cancellation, they work to their own timeline and we cannot influence the speed of the refund from them.
To apply to be released from this contract if you do not achieve the required grades or your place at university is withdrawn, you must:
- send an email from the email account you booked with to: [email protected] confirming that you wish to cancel your booking, stating your full name, details of the property booked;
- send a letter from your university/college which confirms that the required results were not achieved, or that your place has been withdrawn.
These document(s) must be received by us within 3 calendar days from the date you receive this confirmation.
On receipt of the required documentation, it will be verified, and provided we are satisfied, we will cancel your agreement and process the refund of your deposit in full within 30 days. If it has already been issued to the tenancy deposit scheme at the point of cancellation, they work to their own timeline and we cannot influence the speed of the refund from them.
If you fail to provide the information within 3 days, you will be required to provide 4 weeks’ notice and will remain liable for any rent due during this notice period.
CAN I CANCEL MY CONTRACT AFTER THE TENANCY HAS COMMENCED AND I HAVE MOVED INTO THE ACCOMMODATION?
As the tenancy agreement is an Assured Periodic Tenancy Agreement, you will be able to serve two months’ notice to quit, to end your tenancy agreement.
This notice will need to be in line with a rent period, and the notice must expire on the last day of a rent period. For example, if you pay rent on the 1st of the month, your notice should be at least two months, ending on the last day of the month.
All notices should be issued in writing, ideally via email, to [email protected].
You should include the following information;
- Your full name
- The address of the property
- The intended departure date
GENERAL COMPETITION TERMS
- If a prize is available, no alternative prize, or cash alternative will be available unless specified in writing.
- Entries must be made by a current resident in a UK Student Houses property unless specified as open to any other entrants.
- The competition will open and close on specified dates.
- If a hashtag is required, no entries will be accepted that do not use the correct hashtag.
- In accepting any prize, the winner consents to UK Student Houses including them in publicity on social media and the UK Student Houses website.
- The winner must contact UK Student Houses in order to claim their prize.

For new properties that are under construction, computer-generated images (CGI) may be used to represent what the property will look like when it is completed.
The furnishings shown in photography, images and videos may not always be representative of what is included in the rooms.

THIRD PARTY WEBSITES
UK Student Houses do not accept responsibility for any errors or incorrect information shown on any website that is not owned and operated by Homes for Students Ltd and as such, are not bound to honour any rates or information displayed on a third party website or social media where it differs from that shown on our own websites.
- The free travel pass promotional incentive is available to residents who book a tenancy for the 2026/27 academic year at a participating UK Student Houses property in Manchester and meet the conditions set out below.
- The incentive consists of one (1) travel pass per eligible resident, covering local travel for a period determined by UK Student Houses. The specific travel provider and coverage area will be confirmed at the point of booking.
- This incentive is limited to the first ten (10) eligible bookings only and is subject to availability.
- This incentive is available on bookings made between Monday 30th March 2026 until Friday 1st June 2026.
- To be eligible for the incentive, the student must have signed their tenancy agreement, paid their tenancy deposit in full, paid their first month’s rent in full and cleared, moved into the property, and collected their keys.
- The incentive is offered as a one-off promotional reward and is not a contractual entitlement. UK Student Houses reserves the right to withdraw, amend, suspend, or substitute the incentive at any time without prior notice.
- The travel pass will only be issued after all eligibility criteria have been met. UK Student Houses allows up to 30 days from the date of key collection for the incentive to be arranged or distributed.
- This incentive cannot be used in conjunction with any other incentive, promotion, offer, or discount, unless explicitly stated otherwise in writing by a UK Student Houses sales representative.
- All incentives may be subject to the use of a valid promotional code where applicable. Promotional codes must be applied at the time of booking and cannot be added retrospectively unless confirmed in writing by a UK Student Houses sales representative.
Eligibility:
- UK Residents Only: Prizes are exclusively available to students residing within the United Kingdom.
- All Homes for Students Brands: This competition encompasses all brands under the Homes for Students umbrella, including Prestige Student Living, EVO Student, Essential Student Living, Universal Student Living, UK Student Houses, and Urban Student Life, as well as any other trading name or brand of HFS. These brands shall hereby be collectively referred to as ‘HFS’.
Communication:
- Winner Notifications: Winners will be contacted exclusively through one of the main HFS brand pages: Homes for Students, Prestige Student Living, EVO Student, Essential Student Living, Universal Student Living, or Urban Student Life.
- No Residency Requirement: Students do not need to be currently living in a HFS property to be eligible for a prize.
Prize Restrictions:
- Non-Transferable: Prizes are not transferable to other individuals.
- No Cash Equivalent: Goods and vouchers issued by HFS have no monetary value and cannot be exchanged for cash or other items.
- No Combination of Offers: Promotions, offers, or incentives cannot be combined with other similar offers.
- HFS Reserves the Right: HFS reserves the right to modify the terms, parameters, or availability of promotions, offers, or incentives at any time without prior notice.
